About Our Accommodations
We offer two guest rooms, the Captain’s
Quarters and the Squire’s Chamber. The
comfortable sleeping accommodations in each
room include plush king size sleeping
accommodations. (A need for separate beds can
be accommodated.)
When retiring to your room, we hope that you
find it comfortable. Each of the guest rooms is
spacious (more than 270 square feet) and
provides a sitting area in addition to the sleeping
accommodations. The rooms each include a
private bath, hair dryer, TV, refrigerator, wine
glasses, complimentary snacks and bottled
water, air conditioning, ceiling fan, plenty of
books, WIFI, a sitting area, a day bed and a
movie library. The guest rooms are located up
one flight of stairs.

• Method of Payment: we accept personal checks
mailed 10 days in advance of your stay, traveler's
checks, cash, Visa, MasterCard and American
Express.
• Amount of Deposit: reservations are guaranteed
and acknowledged upon receipt of payment equal to
one night's stay or half the total reservation,
whichever is greater.
We reserve the right to set minimum stay for
weekends at two days. (Three days for holiday
weekends.) .
• Full payment is due upon arrival
• Check-in is from 3:30 to 6:30 pm. Please call if
you will be arriving later so that we can make
arrangements. Just enjoy your trip here and drive
safely!
• Check-out time is by 11:00 am. Early check-out
arrangements can be made
• All rates are double occupancy and include
breakfast.
• All lodging is subject to New York State Sales
Tax and County Room Tax.
• We are a Non-Smoking B&B. A cleaning charge
will be added to your charges if you smoke in the
building
• Our B&B only offers accommodations for adults
and children over the age of 15. We do not have
ample space, facilities nor safety considerations for
younger children.
• Sorry, but we are unable to accommodate pets
The common areas are closed off between 10 and 11
PM each evening.
Cancellation Policy
As we only offer two rooms, cancellations affect us
greatly.
• Deposits will be refunded provided the
cancellation is received 21 days prior to the
scheduled date of arrival.
• If a cancellation is made within 21 days of the
scheduled arrival for a reservation, the deposit is
non-refundable and the guest is responsible for the
balance of the reservation. If we are able to book
the room we will provide a credit.
• Previously issued credit vouchers are non-
transferable, are not redeemable for cash and no
cash change will be given.
• Refunds will not be issued for late arrivals or
early departures.
Rates and policies are subject to change without
notice. Reservations already secured will not be
subject to any subsequent rate change..

Rich Frerking is your host.
He worked in the Corporate
world up until 2007 when he
retired. Now it's time to start
a new career looking after
you. During his 45 year
corporate tenure he had the
opportunity to travel
extensively and even lived in
England for several years.
The travel provided the
opportunity to experience
staying in a variety of hotels,
inns and B&Bs, ranging from
the Savoy Hotel in London to
the Pensione Suisse, an
international truck driver's
hotel located in Tehran, Iran
(before the existing
government came into power
of course). Having
experienced the best to the
worst, he is committed to
your satisfaction and will be
receptive to any suggestions
that you may have to make
your stay more comfortable..

Room Rates
From Memorial Day weekend through Columbus
Day weekend, the seasonal rate for each room is
$195 per night, double occupancy. We accept one
night stays though at certain times a minimum
two night weekend (three nights for holidays)
stays may apply. Off season rates are $150 per
night. Taxes are additional as required by law.

page..There is a $50 charge per night for a third
room occupant. Also see our policy with regard to
children below
